Larken Associates Experiences Continued Growth, Leasing Out 730,000 Square Feet of Prime Mixed-Use Real Estate Across New Jersey and Pennsylvania
In another fantastic year for leasing, Larken Associates continued its commercial division real estate growth by leasing more than 730,000 square feet of office, medical, retail and industrial space across New Jersey and Pennsylvania. The Branchburg, NJ-based developer and property manager leased more than 124,000 square feet of prime mixed-use real estate than in 2015.
Larken Associates’ success is due, in large part, to a number of national and regional tenant renewals, expansions and new commercial leases in office, medical, retail and industrial real estate.
Fairless Hills Towne Center is home to four new major businesses this year. The property is Larken Associates’ largest commercial space anchored by a Fairless Hills staple – Giant Food Stores. With 300,000 square feet of sought-after retail space, Fairless Hills Towne Center is easily accessible from Routes 13 and 413, the Pennsylvania Turnpike and I-95. Located on Oxford Valley Road in Fairless Hills, PA, the Towne Center has prime commercial highway visibility and 1,565 parking spaces to accommodate its continued expansion.
Larken Associates added Gabe’s value fashion retailer to its portfolio at Fairless Hills. The company signed for more than 55,000 square feet of retail space. Home to a newly expanded Party City at 11,551 square feet, and a newly opened 11,000 square foot Dollar Tree, Fairless Hills Towne Center is also proud to renew leases with Payless Shoes and the U.S. Postal Service, at more than 5,000 square feet combined.
Plato’s Closet, also new to Fairless Hills, now occupies 5,610 square feet of retail. The Lenox luxury brand opened in 2016 with 4,557 square feet, and Fast Signs with 3,783 square feet. Larken Associates ushered in 2017 with only second floor office space available at Fairless Hills Towne Center.
An hour south of Fairless Hills, Larken Associates is proud to provide more than 244,500 square feet of retail, office and restaurant space at Tilghman Square Shopping Center. The outdoor mall is situated with tremendous visibility at the intersection of Broadway and West Tilghman Street in South Whitehall, PA. Roughly 32,000 drivers travel by the center daily. Tilghman Square Shopping Center is easily accessible from Routes 22, 309, I-78 and I-476, making the outdoor mall one of Larken Associates’ most sought-after commercial properties.
Tilghman Square offers lessees, their shoppers and customers 1,361 parking spaces, including 37 ADA accessible spots. The center has benefitted from several ongoing expansions since Larken Associates acquired the property in 2009. Goodwill Industries, Sherwin Williams and PNC Bank re-signed for more than 21,000 square feet combined. Duck Donuts is new to the shopping center, leasing 1,300 square feet, leaving just one opportunity for lease at 1,600 square feet of Tilghman Square retail space.
