How to Apply for an Apartment Rental

How do I apply for an apartment at my desired property?
Applying for an apartment at Larken Associates is easy. Simply select the property you're interested in on our website and click on the “Apply Now” button under the “Availability” tab. This will direct you to our online application form where you can provide all necessary information. Applications are processed on a first come, first served basis. If a community says it is “Fully Leased” no apartments will be listed under the “Availability” tab.

Do I need to provide any specific information?
Yes, you'll need to provide essential details, including your personal information (name, date of birth, social security number, and additional contact details), employment and income verification, rental history, and references. Additionally, be prepared to provide a government-issued photo ID and, if applicable, a pet policy acknowledgment. 


How long will it take to review my application?
The review process typically takes between 24 to 72 hours. However, this timeframe may vary depending on the completeness of your application and the responsiveness of your references and employers. We strive to get back to you as quickly as possible.


Is there an application fee?

Yes, there is a non-refundable application fee that covers the cost of processing your application and conducting background and credit checks. The exact fee amount will be detailed in the application form. There are also additional non-refundable move-in monies due prior to lease execution. Please ask a leasing agent for further details.

What if my application is approved?
If your application is approved, you will be contacted by a leasing agent to discuss the next steps. You will need to provide any necessary documentation and/or administrative fees within 48 business hours of notification. Failure to provide the required information or fees within this timeframe will result in the forfeiture of your application fee, cancellation of your application, and the apartment will be made available to the public. Once your application is approved and all deposits have been paid, the unit will be held for you.

What happens if my application is not approved?
If your application is not approved, you will receive a notification explaining the reason(s). Our leasing team is available to discuss any concerns you might have and to provide advice on how you might strengthen your application for future opportunities.

Can I check the status of my application?
Yes, you can check the status of your application by contacting the leasing office at the property you applied for. Our staff will be happy to provide you with an update.

Are there any income or credit requirements?
Yes, all applicants must meet certain income and credit requirements to qualify for an apartment. These requirements ensure that tenants can comfortably afford the rent and have a history of reliable payments. For more details, please reach out to the Leasing Office for a copy of our screening criteria.  

Can I request a different lease term?
At this time, you cannot request a different lease term. Only 12-month initial lease terms are available.

How often does the inventory change?
Inventory changes on a daily basis.
