Hillsborough Business Center
HILLSBOROUGH, NJ | 04/28/2014
Larken Associates is responding to market demand for fully built out lab space by speculatively converting Building 1 at its Hillsborough Business Center into Lab-Inc., a series of turn-key units from 1,500 to 6,000 square feet.
The new Lab-Inc. spaces are appointed with laboratory grade metal cabinets with epoxy resin tops, and bypass fume hoods with utility hook-ups. Each unit has separate utilities, entrances and bathrooms, and the building has a full wet sprinkler system throughout with central station monitoring. Additionally, the building’s light industrial zoning provides for multiple permitted uses such as office, lab, research and development, warehousing, distribution, and light manufacturing and assembly. There is currently one 1,315 square foot unit available for immediate occupancy.
The commercial and industrial center, is also home to 13 prestigious lab and tech tenants including Primus Green Energy, Adam Gates & Company and 3D Biotek, LLC.
“We were prompted to speculatively redesign an entire 33,000 square foot building into lab space in response to the accelerated demand for this product over the past five years,” said Robert Marek, Executive Vice President, Commercial Division for Larken Associates. “There’s already been a lot of interest in the new Lab Inc. units so we anticipate that they will be leased quickly.”
Family-owned Larken Associates has been building and managing commercial and residential real estate for nearly four decades, with a résumé that includes two million square feet of professional office & medical space, retail, warehouse/flex space & child care centers.
